Residential Permit Filing & Coordination
Metro Atlanta has a dozen permit offices. Delano Designs Files With Yours the Correct Way the First Time
Local Expertise About Local Processes
Permitting is the part of a remodel where projects go silent for weeks, and almost always for avoidable reasons.
Every jurisdiction in Metro Atlanta runs its own review with its own submittal standards, its own comment process, and its own timelines, so a package assembled for one city isn't automatically ready for the next.
At Delano Designs, we prepare your submittal documents to the right standard, file them, and respond to plan-review comments until the permit is issued. You don't chase the city, and neither does your contractor.
This service is available as part of a full design engagement or on its own if you already have drawings.
Where We Submit
-
City of Atlanta:
Office of Buildings, covering Buckhead, Morningside, Virginia-Highland, Midtown, Ansley Park, Inman Park, Old Fourth Ward, Grant Park, Candler Park, and every intown neighborhood inside city limits. -
Unincorporated DeKalb County:
Druid Hills, North Druid Hills, and the pockets that never incorporated. -
City of Decatur:
Its own office, its own requirements, separate from both Atlanta and DeKalb. -
City of Brookhaven:
One of the metro's newer cities, with a review process distinct from surrounding DeKalb. -
City of Sandy Springs:
Independent permitting since incorporation. -
Cities of Chamblee, Dunwoody, Roswell, and Alpharetta:
Each reviewing and issuing on its own terms.
Not sure which one covers your address? Several intown streets sit on a boundary. We'll confirm it before anything gets filed.
Questions About Permit Packages
- Do I need a permit for my remodel?expand_more
-
Most projects that move or remove walls, alter plumbing or electrical, or add square footage require one. Cosmetic work usually doesn't. Your jurisdiction sets the line, and we'll tell you exactly where your project falls before you spend anything.
- How long does permitting take in Metro Atlanta?expand_more
-
It varies by jurisdiction, project complexity, and how complete the submittal is. The last factor is the one you control, and it's the most common cause of delay. A complete package that anticipates reviewer questions moves considerably faster than one that generates two rounds of comments.
- Can you file permits if another firm drew my plans?expand_more
-
Often, yes. We'd review the set first to confirm it meets your jurisdiction's submittal requirements, since incomplete drawings are the usual reason a permit stalls. If gaps exist, we'll tell you what's missing before filing.

Where We Work
We design remodels throughout metro Atlanta, with a concentration in intown neighborhoods where the homes have real architectural character and owners are investing to stay rather than move. Older housing stock takes more planning, and that's the work we're built for. If your home is outside the areas below, reach out anyway and we'll tell you honestly whether we're the right fit.
