Metro Atlanta isn't one market. An intown bungalow and an Alpharetta two-story are different design problems built in different decades, and they're permitted by entirely different offices. Atlanta, Decatur, Brookhaven, Sandy Springs, Chamblee, Dunwoody, Roswell, and Alpharetta each review and issue their own residential permits, and unincorporated DeKalb runs its own process on top of that. A drawing set prepared for one isn't automatically ready for the next.

Buckhead, GA

Buckhead homeowners come to us with older estate homes that need a modern layout or 1990s and 2000s builds with good bones and tired finishes. Our luxury kitchen and whole home design work maps what the existing structure allows, then delivers permit-ready drawings before a single contractor quotes the job.

The 1920s and 1930s Tudors and bungalows here have character worth protecting, and their original floor plans put small kitchens at the back and no primary suite anywhere. Most of our Morningside work is kitchen design and primary suite additions that add what's missing without losing what makes the house feel like Morningside.

Lots here are narrow, houses sit close together, and the 1910s and 1920s bungalows have usually used up the ground floor already. That's why so much of our design work in Virginia-Highland is second-story addition design, planned around the existing structure and roofline so your builder can price it without guessing.

Some of Atlanta's most substantial early-1900s homes sit in Druid Hills and North Druid Hills, and historic home renovation design here means fitting a modern kitchen or primary bath inside a floor plan built for a different era. Much of the area falls in unincorporated DeKalb County, so we prepare permit drawings for that office rather than the City of Atlanta.

Decatur runs on bungalows and Oakhurst cottages, and most families here eventually need more room than the original footprint offers. Home addition design is the bulk of our Decatur work, and we build the drawing set for the City of Decatur's own permitting process so your project doesn't stall at the counter.

Sandy Springs, GA

The ranches and split-levels built here between the 1960s and 1980s are solid houses with floor plans that fight the way people live now. Whole home renovation design is where we spend most of our time in Sandy Springs, opening up compartmentalized layouts and preparing drawings to the city's permitting standards.

Inman Park, GA

Inman Park's Victorians, along with the restored homes across the line in Old Fourth Ward, come with high ceilings, real detail, and rooms designed to be closed off from each other. Victorian renovation design here is largely about deciding what to open and what to leave alone, then documenting it so your contractor can build it faithfully.

Brookhaven covers a lot of ground, from the larger homes in Historic Brookhaven to the ranches filling Ashford Park and Drew Valley. Ranch remodel and addition design is our steadiest work here, and Brookhaven manages its own permitting, so the process differs from a project a few streets away in Atlanta.

The estate homes in Ansley Park were built in the early 1900s on some of the best lots intown, and they deserve a complete plan before anyone touches them. Whole home renovation design here means resolving the kitchen, baths, and structural changes on paper first, then staying on through construction administration.

Chastain Park's mid-century ranches sit on lots that have appreciated well past the value of the house. We design both directions homeowners take from there, a significant ranch expansion or a second story addition, with the structure, roofline, and setbacks worked out early.

Alpharetta's housing stock skews newer, with large traditionals and newer builds where the layouts are generous but dated in how they divide up space. Kitchen design, primary bath renovations, and basement finishing make up most of our Alpharetta work, documented for the city's permitting process.

The two-story traditionals built across Dunwoody in the 1970s and 1980s almost all came with a basement that never got finished. Basement finishing design is a large share of our Dunwoody work, planning the rec room or guest suite around the mechanical realities and the city's own permitting requirements.

Huntley Hills and Sexton Woods hold a real concentration of mid-century ranches, and they're some of the more enjoyable homes to design for. Mid-century ranch renovation design here usually means opening the kitchen to the living space or reworking the back of the house toward the yard, documented for the City of Chamblee's review.

Roswell pairs a genuine historic core with decades of subdivision building, so a remodel here might mean a careful renovation of an older home or a full reworking of a 1980s or 1990s floor plan. We handle the design and construction documents either way and prepare filings for the City of Roswell.

Atlanta's intown neighborhoods hold the city's best older housing stock, from 1910s bungalows to 1930s Tudors to restored Victorians, and almost none of it was built for the way families live now. We design remodels and additions for these homes and prepare permit-ready drawings for the City of Atlanta's Office of Buildings.

1 | CONNECT
We begin with a free fit call to talk through your home, your timeline, and the investment you have in mind. If your project is a match, we'll schedule a Design Jumpstart: a paid working visit where we walk the space with you, document your priorities, and surface the feasibility questions early. 
2 | DESIGN & DOCUMENT
We measure your home as it actually exists, then develop the layout and design with you. Once it's right, we produce the complete construction document set, coordinate any engineers or surveyors your project needs, and manage the permit filing with your jurisdiction from submittal through approval. 
3 | PRICING & BUILD
Your drawings go out for contractor pricing, and we compare the bids side by side and explain what the differences mean. We'll negotiate on your behalf and help you choose. Then we stay on through construction, answering questions from the field and keeping you updated until the punch list is closed.

We design remodels throughout metro Atlanta, with a concentration in intown neighborhoods where the homes have real architectural character and owners are investing to stay rather than move.
