Delano Designs is a residential design practice in Atlanta and provides services that are the backbone of your custom home or remodel. Well before construction starts, we plan: layout and design, construction documents, permit filing, finish selections, material procurement, contractor pricing, and design support once the crews arrive.
Most homeowners have no shortage of inspiration. What they don't have is a clear path from that inspiration to a project a contractor can price and build. That gap is where remodels get expensive, because when the plan isn't finished, construction starts making the decisions instead.

How Delano Designs Got Here
Ryan's mother was a real estate broker who owned rental properties, so his early years meant turning units, handling maintenance, and doing landscaping. On the side, he started teaching himself CAD.
Managing multifamily properties later taught him what a rendering never shows, which is how a space holds up after years of daily use.
He bought and renovated his first property, then took on a renovation for another homeowner soon after. Leading those remodels revealed a pattern: good design ideas fall apart when design, scope, materials, pricing, and construction decisions aren't coordinated early.
The problem was never a lack of good taste.
So Ryan expanded into permit and construction-document work, connecting design intent to the technical information contractors and municipalities actually require. That's the piece most design firms hand off, and it's the piece that determines whether a good plan can be built at all.
Delano Designs was launched on that idea, principal-led from the first project, and it's grown to carry a remodel from a first conversation to a closed punch list.
Ryan Delano

Ryan founded Delano Designs after purchasing and renovating his first property in 2019 and completing a renovation for another homeowner that same year.
He leads residential remodels from feasibility and design through construction documents, permitting coordination, material selections, contractor pricing support, and construction administration.
His work pairs design direction with the documentation and implementation planning that helps homeowners and contractors make clearer decisions.
Ryan coordinates with general contractors, engineers, surveyors, arborists, permit reviewers, inspectors, licensed trades, vendors, and specialty consultants as each project requires, which keeps the firm principal-led without limiting what it can take on.

Where We Work
We design remodels throughout metro Atlanta, with a concentration in intown neighborhoods where the homes have real architectural character and owners are investing to stay rather than move. Older housing stock takes more planning, and that's the work we're built for. If your home is outside the areas below, reach out anyway and we'll tell you honestly whether we're the right fit.
